Puits Blain Residences (PBR) is a real estate development project for the construction of houses and buildings within an enclosed community. The PBR acquires a simple concept allowing residents to own a house and property lot within an enclosed community, taking advantage of the recently voted « Law on co-ownership ».
The PBR is geared towards conscientious clientele that seeks contemporary and affordable living within a completely secured and autonomous environment. The PBR offers a comprehensive and exclusive club to its residents. The club includes a pool, a complete gym, a game room, a tennis court and the space and amenities for parties, social gatherings & play area for the young ones. PBR provides indisputable, 100% legal property titles for each lot.
The PBR Association (PBRA) is a non-profit association only created to manage the PBR and provide its residents an easy and problem free community life thru transparency, professionalism and trustworthiness.
The decree establishing the procedure and mode of application of the law of August 13th 1984 organizing co-ownership system provides further information on the management mode of real estates or group of real estates. This decree allows to know the limits of the co-owner's right as to how the common and individual spaces are used.
24/7-security will be provided at the entrance of the PBR.
A main water supply will be distributed to each house. This main will be from well and /or from DINEPA.
The PBR will be equipped with a power plant to supply all houses in the community 24/7.
The entire village will be landscaped and kept clean by a third party professional service provider.
The entire village will be serviced by a third party trash removal company.
All gray water and sewage will be disposed thru our integrated water treatment plant.
The clubhouse will have the proper supervision for the local and the pool area and ensure that all amenities are used properly.
Administration fees will cover one accountant and a secretary as well as some office supplies expenses.
The project is developed on a total of 24,000 square meters or 2.4 ha. The community will be enclosed within a 3-meter high wall.View
